The Reason…

Brandon Bitar has been flipping homes in Beaver County for over decade. He has built a reputation for producing some of the highest quality flips in the area. That is, Brandon and his crew renew homes, they don’t merely flip them. They understand most homes need far more work than just updating cosmetics.

In 2021, Brandon decided that flipping homes was no longer viable as many flippers have entered the market over the years and end up paying far more for homes than Brandon is able. The reason for this is that they do not perform the level of remodeling that Brandon does, and therefore, they can pay more for deals.

Brandon, Dan and Tim then brainstormed about the type of homes they would build. They decided on building ranch homes.

Why Ranch Homes…

Ranch homes can accommodate nearly all types of homeowners. A ranch home is perfect for a family, young couple, and retirees that want to downsize. Retirees yearn for one level living as stairs can be a problem as people age.

Ranch homes tend to be a more quiet home to reside in. There is never anyone above walking around or perhaps using a bathroom. Oftentimes, in two story homes, individuals can hear water rushing down a pipe when a toilet is flushed above them or when a shower is running. Ranch homes offer more peace and serenity than two story homes.

Unfortunately, true ranch homes with a basement, are hardly built anymore. The reason for this is that they are more expensive to build and require more land. It’s cheaper to build up, then out, which why townhomes are built everywhere. Also, the foundation for a ranch home is much larger as well as the roof. This adds to the cost of building these homes.

Buyers that want one level living homes, that are new construction, typically have to buy patio homes cheaply built by a big builder. Patio homes have no basement and do not offer privacy as they are usually attached to another home.

Bitar Ranch Homes- the goal and design.

The goal of the Brandon’s ranch homes is to accommodate every type of homeowner. That is, starter families, established families and retirees. The main level living square footage is just over 1800 square feet. The main floor has three bedrooms and two and half bathrooms. The main floor has a living room, study, laundry room, mud room, as well as the kitchen and a dining areas. The open concept is utilized moderately and the ceilings are 9 feet high.

The basement has full finished bathroom and ample space for however the homeowner chooses to use it. If a large family moves in, the basement can easily be finished and more bedrooms can be added. If retirees move in, they can use the basement for extra storage and perhaps can be a play area for grand children. Brandon’s ranch homes offer exceptional living to any owner!

The Quality…

The level of care and quality of construction is at the highest level. Dan Hagensen and Timothy Stoepker do the majority of the work and they are perfectionists. Brandon overlooks the project from start to finish. The quality of a Bitar home far surpasses big builders and even custom builders. Most builders subcontract out the work, whereas Dan, Tim and Brandon perform the majority of the work on each home. This is rare in the home building world!
